Buying a house is one of the most important purchases you will ever make and for the first time it can be very daunting. That is why Concise offer a 10 step support service to guide you through the whole process, from deciding you want to buy a property to moving in to your new home.

Step 1 – Initial Meeting

First and foremost it is good to arrange a meeting to get to know you, discuss the different types of mortgages available and give you an idea of the upfront costs and monthly payments you will be faced with. We can complete a detailed budget planner to work out what you will be comfortably able to afford and how much you can borrow.

Step 2 – Agreement in Principle

Following a more detailed financial assessment we can recommend the most suitable mortgage product and secure an agreement in principle with your preferred lender. This can be done at no cost to you and places you in a strong position to look for your first home, with the confidence of knowing what you can borrow.

Step 3 – House Hunting

We are happy to help you search for the right property. With up to date information of the market, access to relevant property information and strong relationships with the local estate agents we are well advised to provide you with everything you need to know to make an informed decision.

Step 4 – Negotiating a Price

It is always difficult to know what a sensible offer to make is. We can support you by providing research to ensure you achieve the best possible price. We are also happy to negotiate on your behalf so taking away the stress of having to deal directly with the owner or estate agent.

Step 5 – Choose a solicitor

We can recommend a local solicitor that will provide a good and efficient service at a competitive price.

Step 6 – Mortgage Application

Now that you have found a property and agreed a price we can proceed with a full mortgage application. As mortgage brokers with access to the whole of the market we can secure the most suitable and cost effective mortgage available. We will collect from you all the relevant information and documents so that you can leave it with us to put forward a full application on your behalf.

Step 7 – Survey

Buying your first home is probably the biggest purchase you will have made so it is important to make sure there are no hidden problems with the property. We can discuss the different levels of property survey’s that are available and organise as required.

Step 8 – Insurance

With access to the leading providers we can arrange cover to protect yourself, your home and your family. We will assess your current protection arrangements and highlight any shortfalls. Following a review of costs we can agree a proposal that provides the cover you require at a price that is affordable.

Step 9 – Mortgage Offer

Although lenders have relaxed their criteria recently and have more appetite to lend, applications can still be difficult. It is our job to ensure the process is as smooth as possible and any problems are dealt with quickly and efficiently. Following the lender making an offer of mortgage we will review the paperwork and answer any queries.

Step 10 – Moving In

We are at hand throughout the transaction to help and advise on all aspects of the purchase as well as liaising with estate agents, solicitors and lenders to make the whole buying process an easy and hassle free experience.
